The median home price in Brooklyn was $1.03M from January through August 2026, based on 7,005 recorded sales of houses, condos and co-ops. That’s 3.0% higher than the same months of 2025.
Madison’s median was $996K, Midwood’s was $900K and Marine Park’s was $820K. These are closing prices from city sales records, not asking prices.
We went through the New York City Department of Finance’s sales records for Brooklyn, which is Kings County, and kept only homes: one- to three-family houses, condos and co-ops that sold for $100,000 or more. When one deal covered several lots, we counted it once.
What is the median home price in Brooklyn?
$1.03M was the median sale price across the borough, up from $995K over the same months last year. Half the homes in Brooklyn that sold went for more than that, and half went for less.
The kind of home changes the number a lot. A three-family house had a median of $1.65M, while a co-op apartment’s was $463K. Condos were the biggest group, at 31% of all sales.

Median vs. average home price
The average Brooklyn sale was $1.4M, well above the median. A smaller number of very expensive sales pulls the average up, so the median is the better guide to what a typical home cost.

Madison led the three at $996K, up 9.9% from 2025. Midwood came in at $900K, up 5.6%, and Marine Park at $820K, up 2.5%. All three sit below the Brooklyn median.

Fewer homes changed hands in Midwood and Marine Park, down 4.6% and 9.7% from the same months of 2025. Madison recorded 122 sales both years. For more on the southern end of the area, see our Marine Park real estate market report.
Why Midwood’s median is lower than its house prices
Co-ops. They made up 34% of Midwood’s sales at a median of $320K, which pulls the overall number down. Midwood’s houses had a median of $1.4M, the top figure of the three neighborhoods and above Brooklyn’s $1.25M.
Marine Park sells mostly houses, and co-ops were just 9% of its sales. That’s why its overall median sits close to its house median of $860K.

Price per square foot for Brooklyn houses
A Brooklyn house sold for a median of $616 per square foot. Madison came first of our three neighborhoods at $718, then Midwood at $702 and Marine Park at $646. All three came in above the Brooklyn figure.
Smaller houses cost more per foot. Across Brooklyn, one-family houses went for $694 a foot, against $576 for two-family and $575 for three-family houses. A neighborhood number is only a starting point, and our guide to selling a Brooklyn home explains how we price street by street.
Brooklyn housing market trends: how home prices changed from late 2025 to 2026
House prices went up. Brooklyn’s house median rose from $1.16M in September through December 2025 to $1.25M in the first eight months of this year, a gain of 7.5%. Midwood, Madison and Marine Park moved up too.

Madison’s jump is the biggest, but its late-2025 figure rests on only 48 house sales. The two periods also differ in length and season, so read this as a rough direction.

All 122 of Madison’s sales were in 11229. Marine Park’s were split between 11234, with 104, and 11229, with 27.
Most expensive and most affordable Brooklyn neighborhoods for houses
Park Slope had the highest house median in Brooklyn at $4.25M, and Gerritsen Beach had the lowest at $664K. We ranked the 34 city sales areas with at least 30 house sales over the same eight months.

Midwood ranked 15th, Madison 18th and Marine Park 25th. A few of the priciest areas sold too few houses to make the list. Brooklyn Heights had 21 house sales at a median of $6.9M, and Cobble Hill had 9 at $9.25M.
Is the Brooklyn real estate market a buyer’s or seller’s market?
Sales records can’t answer that on their own. What they do show is fewer sales and higher prices in the Brooklyn housing market: sales fell 4.7% from last year while the median rose 3.0%.
The city’s records don’t show listings, inventory or days on market, so they can’t tell you who has the upper hand. For your own home, the useful comparison is what similar homes nearby sold for recently.

At Brooklyn’s median of $1.03M, a buyer putting 20% down would borrow about $820,000. At 6.76%, Freddie Mac’s average 30-year fixed rate as of September 10, 2026, published by the Federal Reserve Bank of St. Louis, principal and interest come to about $5,320 a month.

How much does a co-op cost in Midwood, Madison and Marine Park?
Midwood’s co-op median was $320K across 50 sales, the most of the three. Madison’s was $290K and Marine Park’s was $236K, on far fewer sales. All three came in under Brooklyn’s co-op median of $463K.
