Price follows the calendar less neatly. July had the highest median price over those five years, at $1.17M, but the top month for price changed from year to year. If you want a summer closing, list your home in the spring.
What is the best month to sell a house in Brooklyn?
If you mean the month when the most homes change hands, it’s August. We counted 29,560 sales of one- to three-family houses recorded by the New York City Department of Finance over five years, then sorted them by the month they sold.
August had 2,761 sales and June had 2,750. February had 2,156, so the busiest month saw 28.1% more home sales than the slowest. The single best month for closings fell in June, July or August every year from 2021 to 2025.

When is the best time to list a house for a summer closing?
List your house before the summer, not in it. The city’s sales files record the transfer of ownership, which happens at closing, not on the day a house hits the market or you accept an offer.
A lot happens before that date. For a one- to four-family house, New York requires sellers to deliver a property condition disclosure statement prior to the signing by the buyer of a binding contract of sale. Then the buyer’s mortgage, appraisal and title work have to clear. So homes listed in the spring selling season are usually the ones closing in summer.
National data points the same way. ATTOM looked at more than 52 million single-family home and condo sales over eleven years and compared each price with the home’s estimated market value. The seller premium was highest for homes closing in March, at 10.7%, and lowest in October, at 7.9%. ATTOM links the spring edge to “increased buyer demand during the first half of the year.” Its top closing date, February 29 at 15.3%, only comes in leap years, so don’t read it as a best day to list.
Before you put your home on the market, ask your real estate agent and attorney how long closings are taking under current market conditions. When determining the best time for your sale, start from the closing date you want and work back.
What is the worst time of year for selling your house?
By number of sales, February was the worst month. It ranked among the two slowest in four of the five years.
It’s also the shortest month, though. Measured per calendar day, January was the slowest, with about 14.7 house sales a day, while June led at 18.3. Homes sell in every month, but the start of the year is when the fewest Brooklyn homes close.
Home sellers often hear that selling a home in winter means less competition from other listings and more motivated buyers. They also hear that spring and summer are the best season to sell, thanks to longer daylight hours and families moving before a new school year. These records can’t test those reasons. They show when many buyers closed, not the number of listings or whether houses sell faster in one season.
Do home sales in Midwood, Madison and Marine Park follow the same pattern?
Mostly, yes. The local market in those three neighborhoods recorded 2,465 house sales over the same five years. June was busiest with 256, August came next with 252, and February was slowest with 159.
With smaller numbers, a handful of sales can move a month up or down. So treat the shape as the lesson: summer closings are busiest here too, and the first weeks of the year are quiet.
Did mortgage rates change the best months to sell?
They didn’t move the summer peak. Freddie Mac’s average 30-year fixed rate, published by the Federal Reserve Bank of St. Louis, was 2.96% in 2021 and 6.81% in 2023. Brooklyn’s busiest closing month still landed in summer both years.
Rates do change what buyers can afford, so they shape buyer interest across the housing market and how you price your home. The average stood at 6.76% in the most recent weekly survey.
Is 2026 a good year to sell a house in Brooklyn?
On price, this year’s market is running ahead of the five-year pattern. In every month from January through August, the median home sale price beat that month’s five-year median. Brooklyn recorded 3,436 house sales in those months.

What matters more to buyers than the best time to sell your house?
Your asking price and the home’s condition. Over the five years combined, the highest monthly median beat the lowest by 11.0%. In single years, though, the top month for price jumped around: December in 2021, July in 2022, June in 2023, December in 2024 and January in 2025.
Selling a house in a slow month can still bring showings and offers when it’s priced in line with recent nearby sales. An overpriced listing can sit through a busy month, with quiet open houses and a price cut later. For a homeowner, personal timing counts too, like when you need to buy and sell at the same time.

It depends on the price, the condition and how fast the buyer’s mortgage and title work clear. The city’s records log only the closing, so they can’t show days on market. Ask your agent for recent numbers on homes like yours before you sell your home.

Not in these records. The lowest five-year medians came in May and October, at $1.05M each. December and January were both at $1.1M.
Is spring or summer the best time to sell a home?
